The Home Buying Process : What Steps To Take

There are several steps to take in the mortgage process. The following is a list of the best steps to take in order to ensure a smooth and simple transaction.
1. Get Pre-Approved First
During the pre-approval process all the information necessary to complete a mortgage transaction will be collected. A pre-approval is substantially different from a pre-qualification. A pre-approval is the process of actually getting approved for a mortgage without having an actual property picked out yet. Having a pre-approval helps substantially and will also help in negotiating with a seller. After all, a pre-approval tells the seller that your offer is already approved and informs them that you are ready to move forward with the purchase.
2. Making Verbal Agreements
There is simply no such thing as a verbal agreement in Real Estate. If there is something that you would like the seller to agree to, make sure they agree in writing. If there is a verbal agreement made, there is no feasible way to prove that that agreement was made. On the sales contract make sure everything that you are requesting is either agreed to or denied.
3. Find Your New Home
Now, with your pre-approval letter in hand it is time to search for your new home-to-be. Look at several properties, even if the first one you see seems as though it may be, "The one." Once you have chosen your new home write a sales contract and give a deposit. Then forward the sales contract to your broker to accompany the rest of the documentation you have provided. Due to the fact that you already have a pre-approval the loan process should be relatively quick.
4. Lock in Your Rate
It is important to notify the mortgage company that you would like to lock in your rate. Once a rate is locked you have a certain amount of time to close. You can lock a rate for 15 days, 30 days, 60 days, and in some cases 90 days. Once you have locked the rate, you are guaranteed that the rate will not fluctuate. You also have the option to float the rate. If you float the rate and the rate goes down you could then lock at a lower rate. If the rate goes up you would be subject to a higher payment. It is always suggested that you lock the rate due to the volatility of interest rates. You may ultimately have to pay a higher payment if you decide not to lock your rate and rates increase.
5. Get a Professional Home Inspection
It is always wise to have a home inspection done. A home inspection is done by an independent home inspector. A home inspection involves the home inspector going through the home prior to purchase. In some cases a house that looks beautiful from the outside may have some underlying issues that may be unseen. It is important to know ahead of time if there are any issues with the property. A home inspector will make sure all of the outlets work, that there is no water damage, and that all of the appliances work. They will assess all of the homes mechanical systems and make sure everything is in working order. They will also let the home buyer know of any current issues or any items that could become issues.
6. Close on Your New Home
Get a copy of all of the loan documents prior to closing. It is important to be able to read through all of the documents as time may be limited during the closing. Always call your broker ahead of time with any questions. Never close on a property without having ample time to review the closing documents. After reviewing all of the documents set up a closing with the seller and your attorney. At the closing table make sure you have all the required checks and documentation. You should receive a checklist prior to closing. Remember, never sign anything you do not understand, and ask plenty of questions to make sure you understand.

Blood Cord Investing in Your Baby's Future
We all know that blood saves lives, and most of us are familiar with the importance of donating blood when and if we can. As medical science has progressed, however, the ways in which blood can be donated, and even the types of blood it is possible to share, have increased, bringing with them a number of issues that society must debate.
All cultures have their own traditions surrounding the process of giving birth, and some of these involve the placenta and umbilical cord, used to allow the transfer of substances between mother and child before birth takes place. While some cultures espouse the ingestion of a mother's placenta, western medicine has found another use for this organ, or at least for what is contained within.
The placenta and umbilical cord contain a type of blood that is rich with stem cells, which can be used to great benefit in patients suffering from a variety of immune disorders. The most widely known use of such cells is in bone marrow transplants, where patients suffering from cancer receive the bone marrow from a living donor, replacing the unhealthy blood cells of the patient for the life-saving ones of the voluntary donor. The process of bone marrow transplantation can, however, be time consuming, and finding an exact donor match can be difficult.
Cord blood contains a similar type of the stem cells that are found in bone marrow, but the way in which it is donated makes it more readily available for the patient in need. Cord blood, once tested for its suitability, can be stored in a special facility until it is needed – when it can be sent directly to the patient without enduring the time consuming search for a bone marrow donor.
Cord blood donation raises a number of issues. Public cord blood storage units are not always available to the parents who wish to donate their baby's blood. While parents can choose to store the cord blood privately for their baby's later use, this can be expensive, and raises the question of whether the blood should wait for someone who might never use it or be given immediately to a patient in need.
For the moment, this remains the choice of the parents, who can choose to save their baby's cord blood, if they can afford to pay the price. Like all insurance policies, it might be one taken out with the hope that it never needs to be called in, but society continues to ask whether this is a policy whose benefits should be shared

Boot Camp Short, Sharp Shock
The term 'boot camp' can have a multitude of meanings, though through them all there remains a common theme – hard work, and no talking back! While one of the most notorious types of boot camp must remain the one to which parents send their errant teens, a huge number of these discipline driven programs are specifically designed for consenting adults who find themselves unable to deal with particular problems alone. 'Fat camps', for instance, are available for overweight people who have been unsuccessful in losing weight with solitary dieting. Employing the strict routines and rigorously filled timetables formerly associated with the military, these camps help those who may have been unable to help themselves.
But do these kinds of programs really work? Some would argue that while immediate effects are certainly seen, the achievement of more long-term results requires something more. It could even be argued that rather than bypassing our 'blame-someone-else' culture, these boot camps perpetuate this mindset by using what might be described as bully tactics to forcibly change the subject's lifestyle. And while behavioral therapy can be effective, can what was learned in the strict environment of boot camp really be translated into every day life?
Most experts agree that boot camps are not a long-term solution, but rather a stepping-stone toward more permanent change. Providing a short, sharp shock, they deal out a quick reality check that can lead a person to seek out a more enduring plan for change. Boot camps are perhaps not the answer, but they are a good place to start looking for it.
